Assessment pathway
Mold Assessment & Testing
A structured evaluation of property conditions, observations, and relevant information, with sampling used only when appropriate to the purpose of the assessment.
Professional documentation available upon request.
When it may be appropriate
Assessment begins with a question about conditions.
An assessment may be appropriate after a moisture event, when visible material changes or odors prompt concern, before a remediation scope is prepared, or when independent post-remediation verification is needed.
Before remediation
Evaluate conditions and provide information that may define an appropriate scope or protocol.
During a transaction
Document a specific concern for a buyer, seller, or property professional without making unsupported conclusions.
After remediation
Independently evaluate completion criteria when post-remediation verification is part of the project.
What the process may include
A documented process with stated limits.
- 01
Project history
Review the reported concern, relevant water events, prior work, and purpose of the assessment.
- 02
Visual and condition review
Evaluate accessible areas and document relevant observations within the agreed scope.
- 03
Moisture information
Use appropriate instruments to document conditions. Readings do not independently prove mold or establish cause.
- 04
Sampling when appropriate
Collect samples only when they serve the purpose of the assessment. Sampling is not automatically required.
- 05
Written communication
Provide findings, limitations, and applicable next-step information.
What assessment can and cannot establish
Clear boundaries support better decisions.
Assessment may help
- Document accessible observations
- Record relevant moisture conditions
- Provide laboratory results when samples are collected
- Identify limitations and areas needing further action
- Support an appropriate remediation protocol or verification decision
Assessment does not
- Diagnose a medical condition
- Guarantee that every concealed condition has been found
- Require sampling in every situation
- Make thermal imaging proof of mold
- Replace remediation work when remediation is needed
